I have never met a contractor that doesn’t want to build a quality home. However, unforeseen circumstances can arise, some of which may be beyond the builder/general contractor's direct control or knowledge. Given the construction boom in Texas, it is common practice to collaborate with numerous subcontractors. In fact, it's not uncommon for over two dozen separate crews of subcontractors to work on a single house. Unfortunately, in some instances, work may not adhere to codes and standards, particularly for aspects of the construction that will be concealed and difficult to assess once the house is completed. Considering that you are building your dream home and making a significant financial investment, why not enlist someone who will safeguard your interests and oversee the construction of your future home? We conduct inspections in three distinct phases to ensure proper building methods:

1 • Pre pour inspection. Just before the concrete is poured we will check for: proper site excavation and preparation, adequate reinforcement is in place, polyethylene vapor barrier is properly installed, grading and drainage was taken into account, rough in plumbing. It is very typical to encounter issues at this stage because these are the hardest to prove once the concrete is poured. AT THIS TAGE WE WILL ALSO use an altimeter to check that the forms are reasonably level.

2 • Pre drywall and insulation inspection. Ideally the HVAC, electrical, plumbing systems along with windows and doors will be mostly in place before this inspection. We will be able to check the structure of the house, proper electrical connections and procedures used, clearances from combustion materials, ducts and vents, flashings, house wrap and other details that will be invisible once the house is finished.

3 • Final inspection once the house is completed and before the walk through. We will conduct a full house inspections according to the stringent requirements of the Texas Real Estate Commission. All systems mentioned on the home page will be tested. At this point we will also conduct a floor elevation survey which will establish a baseline in case there will be later foundation movement. This will help you make a case in the unfortunate event that you have foundation issues. Builders may offer 10 year warranties on the foundation.
