My name is Lucian Marin and I am a Professional Real Estate Inspector which is the highest qualification of the three types of licensed home inspectors in the state of Texas.
While being licensed is a requirement, experience in the construction field is often overlooked by many home inspectors. However, I can proudly say that I possess personal, HANDS-ON experience in all the crucial aspects of house building. From foundation to framing, electrical work, plumbing, roofing, finish carpentry, and cabinet installation, I have actively participated in numerous projects that contribute to the creation of a home.
Many inspectors tend to report on deficiencies found in a home without properly distinguishing between those that require a simple, quick repair and those that may be more costly. Additionally, they may even arrange pictures of these deficiencies side by side, making it even more challenging for the homeowner to understand the significance of each issue. At our company, we go beyond simply answering our customers' questions – we strive to educate them. We understand that sometimes customers may not even know what questions to ask, so we provide comprehensive information to ensure they have a clear understanding of the reported findings.
Besides experience and know how here are a few more things to consider when picking an inspector:
• Do they go the extra step in assessing foundation deficiencies by using modern tooling? Keep in mind the expansive and collapsible soils we have in Texas.
• Do they use thermal imaging which can highlight otherwise unnoticeable but expensive issues?
• Do they use drones to inspect roofs that can not be climbed on?
